Our residential work falls into two areas; commercially-based property development where the driving factor is the need to make a return on the investment, and our expertise helps to bring a job in on price; and design-led work on a client's own property, where our early and realistic advice on how much things are really going to cost can be absolutely vital.

Swan Yard
A good example of our property development capabilities is Swan Yard. PT Projects provided full Quantity Surveying and Project Management services and were asked to find a way to make the development of the existing property commercially viable.
In conjunction with the client, PT Projects came up with the solution of demolishing the existing two-storey mews, and rebuilding as an architecturally unique four-floor mews property with a roof terrace and a ground floor studio/office.
Chiltern Street
Chiltern Street is another example of an unusual project with a commercial brief. The premises are currently a Grade 1 listed 4 storey premises with an adjoining Evangelical Library. The works comprise the construction of an additional 2 storey mansard structure and a rear extension to convert 3 studio/1 bedroom flats to desirable 2 bedroom apartments with a new penthouse flat located within the additional 2 stories. The project also includes the renovation of the Evangelical Library and provision of new vertical
access to same.
Bespoke residential:
Elgin Avenue
As well as being Quantity Surveyors on the project, PT Projects were also appointed by NatWest to provide Monitoring Surveying Services. The project consisted of the demolition of a single story wine vault in order to create a new, four-floor, design-led residential property in a very awkward and restricted space.

Wetherby Place
PT Projects provided Quantity Surveying Services for this unique modern house in central London. The project involved the demolition of a two-storey 1960's house and the excavation of a basement to maximise the usage of the site. It also involved commissioning bespoke finishes and features for the new property, including cantilevered stairs, reflective pools, air conditioning and audio systems, and client-designed pre-cast concrete tiles.
The variety and level of finishes in this house meant that the project had to be split into three phases to maintain cost control while the design was being developed and refined.

Cost planning and procurement
We recognise that our clients are not always looking for a full Quantity Surveying Service. When this is the case, we are happy to provide a more affordable, up-front cost advice service, which helps clients to focus on their real priorities.
This kind of initial budgeting and procurement advice works well for clients undertaking smaller scale residential refurbishments and alterations, such as the projects shown on the right: Dartmouth Park Road, Belsize Court Garages and Haydon Park Road.
